Selling in New York

A successful selling process brings preparation, pricing, and coordination together. The right plan reflects both the property and your own timeline.

01 · Understand your position

Discuss your goals, desired timing, outstanding financing, and any constraints. Ask your attorney and tax advisor about matters that could affect the sale before the property is marketed.

02 · Review comparable properties

Look at relevant closed sales alongside competing listings. Layout, condition, floor, exposure, building policies, and carrying costs all affect comparisons. A marketing price is a strategy, not a guaranteed result.

03 · Prepare the property

Prioritize presentation that helps a buyer understand the home. Agree on photography, floor-plan verification, access, repairs, and any staging. Assemble accurate building information and disclosures.

04 · Launch and respond

Coordinate the listing, showings, and buyer feedback. Review engagement and competing inventory with your agent; revisit the plan when evidence supports a change.

05 · Evaluate the full offer

Consider financing, contingencies, timing, and the buyer’s ability to complete the transaction alongside price. Your attorney should review contract terms and advise on legal obligations.

06 · Coordinate through closing

Stay organized as attorneys, lenders, and building management complete their work. Confirm move-out arrangements, closing figures, and secure payment instructions with the appropriate professionals.
