Start with your move date, comfortable monthly budget, commute, and essential features. Be clear about flexibility on location and layout so you can compare alternatives intelligently.
02 · Prepare the application
Landlords may request income documentation, identification, employment information, or references. Requirements vary; do not assume a single income multiple or credit threshold applies to every property. Ask how sensitive documents will be handled and send them only through an appropriate secure channel.
03 · Discuss guarantors early
If a guarantor may be relevant, ask the listing team which arrangements the property accepts. Review any third-party guarantor charges and contractual terms before applying.
04 · Understand representation and fees
Ask who each broker represents and request a clear written explanation of any fees. NYC’s FARE Act restricts charging tenants for a broker hired by a landlord. A renter who chooses to hire their own broker should review that separate agreement. Refer to the city’s current guidance.
05 · View, apply, and review
Confirm the exact apartment, condition, included services, move-in date, and application process. Read the lease and any riders carefully; seek legal advice if a term is unclear. Never send payment based only on an unverified message.
06 · Plan the move
Coordinate elevator reservations, insurance requirements, utilities, key collection, and a record of the apartment’s condition. Keep a copy of the signed lease and payment receipts.
